LINQ SUPPORT Limited has been operating since 2010 and provides high quality Level Three Supported Accommodation and NDIS Support Services for people with disabilities in the local community.
Bracker House (the accommodation) is conveniently located 1 km south of the Toowoomba GPO and adjacent the Hooper Centre (IGA Supermarket + 19 Specialty Stores).
LINQ SUPPORT Limited have two 5 year Option Periods on the property until September 2032. The next Option and Market Rent Review is in September 2022, then CPI rent increases thereafter until the next Option Period in 2027. The current rent is approximately $114,000 + GST and are responsible for all outgoings.
Bracker House was purpose built in 2005 and provides accommodation for up to 16/17 residents, a mangers office and a staff sleep over room. Two rooms are leased to Queensland Health on an annual basis ($490 per week- increasing to $525 per week in July 2022). Occupancy throughout the year is approximately 85% and one room is currently vacant- (April 22). The accommodation is charged to the resident at $400 per week and they occupy the property on a Standard Rooming Agreement.
Residents are supported with a full time on-site manager, duty staff, freshly prepared meals, common area facilities (coffee, tea and toast), medicine support and laundry facilities.
The NDIS Support Service provides care for 28 Participants of which 5 are residents of Bracker House and 23 reside in the community. The experienced Manager of the NDIS Support Service and Bracker House is one and the same. All duty staff and support workers report to the Manager. The total value of the current NDIS support packages is approximately $1,500,000 with approximately 67% ($1,000,000) remaining in the participants packages (by time). The weighted average plan expiry (WAPE) is approximately 1 year. Recently 2 new participants have been confirmed, however we are awaiting details on these packages.
