KS Property Reveals Dual 30-Storey South Brisbane Towers

The developer behind one of Brisbane’s future tallest towers has unveiled plans for dual 30-storey towers at South Brisbane.

The proposed site of KS Property’s Merivale Street Residences, at the junction of Brisbane’s cultural, entertainment and education districts, is within walking distance of the CBD, South Bank and West End.

The development would become KS Property’s third project at South Brisbane, after Opera Residences and the MoboCo commercial tower.

The developer last year won approval for its 71-storey Koichi Takada designed residential tower at 25 Mary Street in Brisbane’s CBD, which will be one of the tallest in the River City.

Finegrain Group founder Simon White, who provided development consultancy on the South Brisbane and Mary Street projects, said Merivale Street Residences was designed as an “architectural ‘living sculpture’ with undulating balconies that evoke natural forms and soften the towers’ outline against the city backdrop”.

According to documents, the curved balconies create a distinctive profile while maximising natural light and ventilation.

The project would deliver 480 homes across the two towers in a mix of one to four bedrooms. Resident amenities are planned for levels 17 and 30 of each tower.

The development features a green plot ratio of 129 per cent with 1389sq m of landscaped public realm and streetscape infrastructure designed by Aspect Studios. This includes 100 new trees, 1137sq m of vertical ‘greenwalls’, and a ground-level ‘urban veranda’ with shaded gathering spaces.

Aspect Studios director Matthew Durning said they had wanted “to create a vertical neighbourhood where residents feel connected not only to each other but to the broader urban fabric and the incredible landscaping”.

Each tower includes a resort-style pool deck, wellness centre, private dining rooms, health club, double-height basketball court and multiple sky garden spaces.

The Brisbane Bullets Performance Centre that occupies the site of the proposed towers, 62 Merivale Street, would make way for the towers.
