Kokoda Inks Deal for Qld’s First Kimpton Hotel

IHG Hotels and Resorts plans to open its first luxury hotel in Brisbane in 2028 as part of Kokoda Property’s $1.5-billion riverfront development at Teneriffe.

The Kimpton Hotel will comprise about 155 design-led rooms and suites in the three-tower mixed-use development on the 1.76ha Riverside Industrial Sands site, which includes 210m of river frontage.

The lifestyle hotel would feature a 200-plus-seat signature restaurant and bar on level 14, a spa with multiple treatment rooms, fitness centre and 618sq m of flexible indoor and outdoor event space that makes the most of Brisbane’s subtropical climate.

IHG director of development for Australasia and the Pacific Cameron Burke said the vibrant and trendy suburb of Teneriffe was a good fit for the Kimpton brand.

“[It’s] a strategic location that aligns to the aspirational ethos of the brand,” Burke said.

“Kimpton has an ardent global following among the lifestyle-led and socially inclined, which will resonate strongly as part of the Skyring Terrace precinct and within Brisbane’s luxury hotel market.

“The strength of IHG’s brand portfolio, particularly within the luxury and lifestyle segments, is accelerating the growth of our Australian estate—and this signing is a significant testament to that.”

Kokoda Property founder Mark Stevens said the Kimpton brand had been “the ideal choice”.

“The brand’s lifestyle-centric positioning, design and playful guest experiences will fit perfectly into this exciting and unique pocket of Brisbane,” Stevens said.

Stevens’ Melbourne-based Kokoda has plans before the Brisbane City Council for 381 apartments and a 160-key hotel, and almost 5000sq m of retail, office, food, drink and recreational space, along the river in inner-city Teneriffe.

Three towers of 12 to 30 storeys and up to 111m high would sit above a five-level podium at 17-27 Skyring Terrace, less than 3km from the centre of Brisbane.

The design by Cottee Parker Architects includes a 2315sq m function room and a 241sq m community centre.

The Urban Developer understands the project is close to obtaining approval from the council, with the developer expected to break ground in the latter half of this year.

IHG has 53 hotels operating under eight brands in Australia, including InterContinental, Kimpton, Vignette Collection, Hotel Indigo, Crowne Plaza, voco, Holiday Inn Express and Holiday Inn Hotels & Resorts, with another 19 hotels in the pipeline, including Kimpton Teneriffe.

This week The Urban Developer reported on IHGs plans to open a Holiday Inn and Suites on the Sunshine Coast.

The property will form part of a mixed-use development at Caloundra and comprise a 160-key hotel that will include 33 suites and feature Holiday Inn brand hallmarks such as an open lobby, all-day dining restaurant and lobby cafe, meeting spaces, fitness centre, outdoor pool and Kids Club.
