Director of Space Projects Brisbane Adam Gray said one strength of the project was that it was both built and managed by Tom Forrester, an established presence in south-east Queensland.

“It’s the little things,” he said.

“If you’re the builder and the on-site manager, you think, ‘OK, when people move in and out, we want to stop marking on the walls,’ so you’ve got aluminium edges on all the walls; it’s painted but robust.”

Mr Gray said the building benefitted from its boutique design.

“Sometimes less is more,” he said.

“Sometimes you’ve got to look at development sites and say, ‘What’s the best thing that we can build on here?’ and a 10-storey building was the best thing.”

The apartments have proved popular with corporate tenants and investors, drawn in by a 5 per cent gross rental return guarantee for 12 months.

Prices for one-bedroom apartments start from $389,000, while prices for two-bedroom apartments start from $499,000.
